Istanbul, with over 15 million residents and more than a million expatriates, is one of the world’s true international hubs. Its breathtaking Bosphorus views, Sea of Marmara coastline, modern public transit, and a strong network of international schools make it highly attractive to foreign families and investors.

Yet, while Russian nationals have recently been the leading foreign buyers in Istanbul’s property market, investors from the Middle East—such as Saudi Arabia and other Gulf states—have also played a significant role. By contrast, Chinese investors remained noticeably absent. Geographic distance, language and cultural barriers, and the lack of dedicated outreach kept Türkiye largely off the radar for most Chinese buyers.

The Opportunity

Türkiye’s citizenship-by-investment program, which requires a minimum USD $400,000 property purchase, has significantly reshaped the real estate landscape. The program enables investors to obtain Turkish citizenship within months, while also positioning them for broader opportunities such as eligibility for U.S. investor visas.
